How accurate is this estimate?
This estimate uses a loan-to-value table published on our FCA-approved website. It gives a useful indicative figure based on your age and property value. The actual amount available depends on several additional factors our team assesses when we search the whole market, including your health and medical history, property type and condition, postcode, and which lenders are offering competitive rates at the time. Some lenders may offer more or less than the indicative figure shown.
What if I have an outstanding mortgage?
If you have an existing mortgage on your home, it must be repaid on completion of the equity release. The calculator deducts your outstanding mortgage from the gross indicative amount to show the net sum that would be available to you. For example, if the indicative release is £80,000 and your mortgage balance is £20,000, you would typically receive around £60,000 after the mortgage is repaid from the release. Our team can help you understand exactly how this works for your situation.
Does my health affect the amount I could release?
Yes, it can. Some lenders offer enhanced terms for applicants who have certain health conditions or lifestyle factors. In some cases this means a higher loan-to-value ratio than the standard table, which could increase the amount available to you. Our team will explore this as part of their whole-of-market search on your behalf. The calculator does not factor in health enhancements, so your actual figure could be higher than the estimate shown.
Is the £10,000 minimum a hard floor?
Yes. The minimum loan size for a lifetime mortgage is £10,000. If your indicative net release (after deducting any outstanding mortgage) falls below this, a lifetime mortgage may not be suitable for your situation. Our team can discuss whether a different type of later-life lending product might be more appropriate. There is no obligation and no cost unless your case completes.
